For some the decision to sell is easy. For others it comes with significant stress, worry and time pressure.

There are a lot of things to consider - should you buy first or sell first? Do you need to replace your worn carpet or leave as is? Is there a better time of the year to sell? Do you need help with decluttering? The questions and the doubts can be endless.

Rather than get your mind in a twist, talk to myself right at the start. I can answer those questions and lay any niggles to rest.

My job is to be there every step of the way, for you and for purchasers, to ensure minimal stress and the best outcome the market can provide.

1. Appraisal

An appraisal appointment will be completed with me - this involves a walk through your home and conversation regarding your situation and needs. I complete a comparison of your property to others and email this to you with an estimate sale range.

2. Listing & Pre Market

Listing your property is a simple online process that I can help you with. Preparation is completed to your home before any marketing material is made. We will have discussed a estimated timeframe for this. Depending on your needs, I may be involved in this process - there's nothing like teamwork!

3. Live Online & Open Homes

Your listing will go live online.

Open homes are booked for Sundays and potentially weekdays, depending on market conditions and your needs. Private viewings are also conducted.

4. Offers & Selling

Offers are received, discussed, negotiated accepted (and declined) and your property will go under contract. This is usually conditional for a time period. Your property will go unconditional - you will be SOLD! A pre-settlement inspection is carried out, usually within the week before settlement. Finally, on the agreed date, your house will settle and the new owner takes over.
